You have a garage, a cellar, a technical room, or a warehouse to close. You know you need a sturdy, metal door that won't deteriorate with humidity and will last over time. But you're not sure exactly what to look for — and with terms like "multipurpose door," "galvanized door," and "fire-rated door," the confusion is considerable.

This guide clarifies everything in just a few minutes: what truly distinguishes a quality multipurpose door from an economical one, in which environments it is the right choice, and when regulations demand something more.


What is a Multipurpose Metal Door?

A multipurpose metal door is a technical door made of galvanized steel, designed to separate different environments where resistance, durability, and functionality matter more than aesthetics. The name "multipurpose" reflects its nature: it covers a very wide range of applications, from light residential to intensive industrial environments.

It is not a fire door — it does not have fire certification and should not be confused with a fire-rated door (REI). However, it is built to last for decades in harsh conditions, and for the vast majority of private and semi-industrial situations, it is exactly what is needed.


What makes it truly high quality: galvanization

The first thing to understand when comparing metal doors is how the steel is protected from rust. This makes all the difference between a door that lasts 5 years and one that lasts 30.

Pre-painted sheet metal: the protection is a layer of paint applied to the surface. At cut points, screw holes, and scratches from daily use, the steel remains exposed. In humid environments like cellars and basements, rust appears in these spots within a few years.

Hot-dip galvanized sheet metal (Sendzimir process): the protection is a layer of molten zinc that penetrates the metallurgical structure of the steel, including cut edges. It is not paint — it is an integrated protection that resists humidity for decades without maintenance. This is the same technology used in industrial metal structures designed for durability.

The epoxy powder coating applied in an oven at 180°C adds a scratch-resistant layer of over 70 microns. The standard color is white (RAL 9010), also available in other RAL colors upon request.


Where to use it: the right environments

Cellar and storage room: The most common environment. Constant humidity, varying temperatures, occasional use — hot-dip galvanization withstands decades without maintenance. A good cylinder lock ensures security against unauthorized access.

Small private garage: For private garages up to approximately 100 sqm not open to the public, Italian regulations (Circular DCPREV no. 17496/2020) require a minimum of a solid metal door — not necessarily a certified fire-rated (REI) door. The multipurpose door meets this requirement.

⚠️ If the garage exceeds 300 sqm, is a shared condominium garage, or contains a boiler with a power greater than 35 kW, a certified REI door becomes mandatory. See the dedicated section further below.

Technical rooms without fire safety obligations: Meter rooms, electrical panels, service rooms where REI certification is not prescribed. They solidly and durably separate access to systems.

Private warehouses and storage facilities: Separation between storage areas and access areas, where certified fire compartmentalization is not required.

Service stairs and secondary accesses: Connecting doors between low-traffic areas of the building, where robustness matters more than certification.


The features that make a difference

Reversibility: The door can be installed with a left or right opening without needing to specify it at the time of order. Zero ordering errors, zero construction site delays.

Internal insulation: The treated mineral wool core ensures thermal insulation and reduces noise transmission compared to an economical single-sheet door.

Frame with foldable anchors: Wall fixing without drilling during installation. The anchors are embedded in the cement mortar when the wall is completed.

Removable bottom threshold: Can be removed with a screwdriver after installation, when the finished floor is higher than the floor at the time of installation.

CE certified lock (EN 12209): With latch and deadbolt. Certification guarantees resistance to repeated use and forced entry.

Prepared internal plates: For subsequent installation of overhead door closers or panic bars, without having to drill the door leaf.


When a multipurpose door is not enough: a fire-rated (REI) door is needed

A fire-rated (REI) door is legally mandatory in these specific contexts:

Boiler room with power > 35 kW: Regulations require an REI 120 door. This applies to both centralized boilers and individual boilers installed in rooms adjacent to the garage.

Condominium garage with area > 300 sqm: Mandatory fire safety upgrade by law (DM 3 August 2015), which includes REI doors at communication points with other parts of the building.

Condominium staircases in tall buildings: The REI class depends on the fire height of the building — from REI 60 for buildings up to approximately 8 floors, to REI 120 for skyscrapers.

Hotels, accommodation facilities, hospitals, schools, public offices: Regulatory obligation from DM 16 February 2007.

Any activity subject to CPI (Fire Prevention Certificate): The Fire Department indicates in the fire safety plan the points where REI doors should be installed and the required class.

In all other cases — private cellar, small garage, private warehouse, technical room not subject to regulations — the multipurpose metal door is the correct and sufficient choice.

Frequently Asked Questions

Does a multipurpose door replace an REI door? No. A multipurpose door does not have fire certification. Where regulations prescribe an REI door — boiler room with over 35 kW, condominium garage, staircases in tall buildings — a multipurpose door is not sufficient.

Can I install it myself? Yes, for a multipurpose door, a certified technician is not required. A bricklayer or someone with advanced DIY skills can install it in 2–4 hours. For an REI door, however, installation must be carried out by qualified maintenance technicians.

How long does a hot-dip galvanized multipurpose metal door last? Under normal indoor use conditions, 25–40 years without significant maintenance. The only recommended operation is lubricating the hinges every 2–3 years.

Can I get it in a color other than white? Yes. The standard color is white (RAL 9010). It is available in any RAL color upon request. Delivery times for custom colors may be slightly longer.

Can I add a panic bar later? Yes. Quality multipurpose doors have prepared internal plates for mounting panic bars. Check compatibility with the specific model before ordering.
